The simplest and most effective method for beginners. Drive through target neighborhoods looking for signs of distress: overgrown yards, boarded windows, peeling paint, piled mail, for-rent signs that have been up for months. When you find a distressed property:
- Note the address
- Look up the owner on the Dallas County Appraisal District website
- Skip trace to find contact information
- Send a letter or call the owner directly
Method 2, Direct Mail Campaigns
Send targeted postcards or handwritten letters to specific lists of motivated sellers. Most effective when targeted at specific segments: pre-foreclosure, absentee owners, probate, or tax delinquent properties in your target DFW neighborhoods.

How to Analyze Off-Market Properties in DFW
Finding the deal is only half the battle. You need to analyze it quickly and accurately to know whether to move forward.
Key Numbers Every Off-Market Deal Needs
After Repair Value (ARV): What will the property be worth after renovations? Run comparable sales within 1 mile, same bed/bath count, similar size, sold within 90 days.
Repair Estimate: Get contractor quotes or use $20-35/sq ft for light rehab, $35-60/sq ft for moderate, $60-100/sq ft for heavy renovation.
Maximum Allowable Offer (MAO): ARV x 70% minus repair costs equals the maximum you should pay for a flip. For buy-and-hold, calculate based on desired cash-on-cash return.
Rental Income: Research actual rents in the specific neighborhood, not DFW averages. Use Zillow Rent Zestimate, Rentometer, or ask REIA Dallas members with local knowledge.
Cash Flow: Monthly rent minus mortgage (or financing cost), taxes, insurance, property management, and maintenance reserve.
